Follow this process to create Ardhisasa account. Ardhisasa is an online platform that allows Citizens, other stakeholders and interested parties to interact with land information held and processes undertaken by Kenyan Government.

It was developed jointly by the Ministry of Land and Physical Planning (MoLPP) and the National Land Commission (NLC) and key partners in Government.

This portal allows the lodgment of applications for various services offered by the Ministry and the Commission. The applications are handled through the platform and responses presented through it.

How do I get Register on Ardhisasa?

To access services on Ardhisasa, you have to register on the portal. Access the Ardhisasa website and click on the “Register” icon. There are two types of registrations; individual and company. The requirements are as follows:

Individual Registration

  • Identification details (serial number of your current ID, ID number)
  • Official mobile number (registered using your ID number)
  • Personal e-mail address
  • Set up a strong password

Company Registration

  • Company registration number
  • Official company mobile number (registered using a director’s ID number)
  • Company e-mail address
  • Set up a strong password

How to Create an Individuals Ardhisasa Account

  1. Access the Ardhisasa website and click on the “Register” icon and select individual registration
  2. Select identification type which in this case is the national ID.
  3. Provide your identity card number and click verify.
  4. Enter your phone number and click get OTP code. Input the OTP code sent to your phone on the provided space.
  5. Provide your email and click get OTP code. Check the code from your email and input it in the provided space.
  6. In the next stage, set your password. Click register and your Ardhisasa account will be created.
  7. Proceed to log into your account. Note that every time you log in, an OTP code will be sent to your registered mobile.
  8. To start using your Ardhisasa account, you must upload your profile photo. Upload a coloured passport-size photo with a white background. It must be an exact true representation of you. You will be held liable for providing false information. The following three steps are not a must but it is good to complete them.
  9. Provide three security questions.
  10. Add your digital signature.
  11. Upload your identification document.

Profile Picture Restrictions

  1. Upload a coloured passport-size photo, which must be your exact true representation.
  2. Your Profile picture background should be white.
  3. The maximum file size is 1MB.
  4. The original image may be any resolution as long as the file size is under 1MB.
  5. Kindly note you cannot change the image afterwards.

How to Conduct a Land Search Using Your Ardhisasa Account

What is Land Search?

It is an application made to find out the ownership details of a property, and other interests that have been registered on that property.

  1. Log into your account using your ID number and your password.
  2. On the left hand side click on services.
  3. Under land registration option, click search.
  4. Click on new application.
  5. Under search details enter the parcel number and click add parcel. Ensure to use the correct title number or parcel number.
  6. Enter the purpose for search.
  7. Select scope of search which is either particulars of the subsisting entries in the register or particulars noted on the property section / proprietorship section / power of attorney register / registered documents register. Click next to proceed.
  8. Confirm details and submit.

Please note that for you to get search results, the owner of the property has to be registered in the system, have the property in question details added under ‘my property’ section after which he/she must verify to authorize the system to generate search results.

Who can Add Property?

Any individual registered on Ardhisasa can make an application for adding property on behalf of a property owner. However, they should list the owner or owners using their Ardhisasa ID/National ID/registration numbers as the proprietors (owner).

What is the Acceptable Parcel Number Format on Ardhisasa?

The platform accepts the converted and gazetted parcel numbers indicated on the ownership documents.

What is a Holding Type?

It is the category of interest an individual or entity has on a property. The following are the types;

Sole Proprietorship

It is when an individual/company owns complete interest in a property.

Joint Proprietorship

This is where a parcel is owned by more than one individual without a defined proportion.Upon the demise of one of the proprietors, the interest passes on to the surviving tenant, who becomes sole proprietor.

Proprietorship in Common

This is where the parcel is owned by 2 or more individuals with defined shares. Upon the demise of one of the proprietors, his/her interest is given to his/her beneficiaries through the process of succession.

Who Should Initiate the Process?

Anyone can initiate the process on behalf of the proprietor (s) by adding their ID Number/ Ardhisasa ID. In case of a joint or tenancy in common, only one application should be made encompassing all the proprietors and their share of ownership in the case of a tenancy in common.

Who are the Actors Involved?

Sole proprietorship: involves the sole owner.

Joint Proprietorship and Proprietorship in common: involves all the registered owners of the property.

What are the Requirements?

  • Scanned copy of your ownership document e.g. Certificate of lease or Certificate of Title
  • Scanned copy of proof of land rent payments (optional)
  • Letters of administration where necessary.

What is the difference Between Freehold and Leasehold Property?

  • Freehold interest means absolute ownership of a parcel of land. The proprietor has no time limit to his period of ownership as long as the set conditions are not changed. No land rent is owed to the Government with reference to freehold property. The ownership document for a freehold property is a Certificate of Title.
  • Leasehold tenure system is a special contract existing between a person called the leasor and another called the leasee for the lease of a piece of land for a specified period of years.

How to Add Property on Ardhisasa Account

  1. Click on “My Properties” button from the left side panel to add a property you own using your Ardhisasa ID
  2. Select the type of ownership which is either sole, joint, or proprietorship in common.
  3. Add all the proprietors.
  4. Provide the property details and upload a copy of title deed.

Confirm and submit your property. After this stage, wait for the officials to confirm and list your property.

    • Hello Sikiti, well I am just a blogger so my answer will not be an official one but I will try to answer to the best of my skills. For the safety of your land, first thing is that you should be in possession of your title deed. You can can occasionally make a land search to confirm if the land is still registered under you. For loans, it is possible to get a loan with a title deed. There are many institutions such as banks and Saccos willing to secure you a loan. Hope this helps. Thanks.
